So, here is stated that even a maia, when housed in
hroa of man, grows old. So we have Gandalf, younger than Mouth of Sauron for some 1200 years, yet grey, and old, and weary, and Mouth, not maia but the man only - young enough and in full health and vigour. And, than, here is citation:

On the same p 197 it is stated that Mouth of Sauron learned great sorcery, but it does not imply that it helped him to be abnormally long-lived
